Price per square foot is a standard real estate metric used to compare properties of different sizes on equal footing. A larger home at a higher price is not automatically a better deal — dividing price by area reveals the true cost per unit of living space. This calculator lets you analyse a single property or compare two side by side, making it useful for buyers weighing multiple listings or investors evaluating portfolio additions. It is also commonly used by appraisers to benchmark a property against neighbourhood comparables, helping to determine whether a listing is priced at, above, or below the local market rate. Tracking price-per-square-foot trends in a target neighbourhood over time is one of the clearest ways to identify whether a market is appreciating, stagnating, or correcting, making this metric valuable not only at the point of purchase but as an ongoing indicator of real estate investment performance.

How It Works

Price per square foot is calculated by dividing the property's total price by its total interior square footage. When the comparison mode is enabled, the calculator computes the same metric for a second property and identifies which one offers lower cost per square foot, along with the percentage difference between the two figures. A lower price per square foot means you are getting more living space for your money, though other factors like location, age, condition, and neighbourhood should always be considered alongside this metric. The percentage difference between the two properties is computed using the higher price-per-sqft value as the denominator, so it represents the premium the more expensive property commands on a per-square-foot basis.

Examples

Single property: USD 450,000 for 1,800 sq ft
Evaluating the cost per square foot of a listed home.
Result: USD 250 per square foot.
Comparing two homes
USD 450,000 for 1,800 sq ft vs USD 520,000 for 2,100 sq ft.
Result: Property 1: USD 250/sqft. Property 2: USD 247.62/sqft — marginally better value.
Urban condo vs suburban home
USD 600,000 for 900 sq ft vs USD 550,000 for 2,000 sq ft.
Result: Condo: USD 667/sqft vs suburban: USD 275/sqft — the suburban home is far better value per square foot.

Frequently Asked Questions

Is lower price per square foot always better?
Not necessarily. Location, condition, school district, lot size, and amenities all affect real-world value. Price per square foot is one useful data point among many, and two identical metrics can represent very different properties depending on where they are located.
Does this include outdoor space or garage?
Typically no — square footage in real estate listings refers to conditioned, livable interior space. Garages, decks, and unfinished basements are generally excluded. Always confirm what a specific listing includes before making comparisons.
Can I use this for commercial property?
Yes. Price per square foot is widely used in commercial real estate to compare office space, retail units, and industrial buildings. The same formula applies regardless of property type — simply enter the asking price and the total rentable or usable area.
